Selling your home in Panama City? 3 things to consider

Is the old adage Location, Location, Location still true in Real Estate?  OR  Is price the determining factor in selling your Panama City Home?


There have been many debates on what is most important when selling your Panama City home.    Many believe that the location is the major factor in selling your home. I believe location is important but not always what determines if your home will sell.

Below are the 3 main reasons a home will sell and the same reasons a home will not sell.


  1. PRICE:  Price controls nearly every aspect of selling your home.  The price is determined by the square footage, bedroom count, bath count, age, condition, location, school district as well as the neighborhood itself.  A home has to be priced according to the above items in order to sell.  Pricing a home above what the market will bear at the current time will most likely mean the home will not sell.
  2. CONDITION:  Naturally you want your home to be in the best possible condition to sell.  Make your home as presentable as possible because you only get one chance to make a first impression.  If your home needs repairs and does not show well, expect the price to be lower.  One thing to consider, price always overcomes condition but condition does not always overcome the price.   A home with a hole in the roof will sell at the proper price
  3. MARKETING:  Make sure your agent is marketing your home to the right places.   In Panama City Florida, newspaper ads are dead and the internet is where most start their search.  Just having a website isnt enough.  Make sure your agent is PROSPECTING BASED and MARKETING ENHANCED meaning they are proactive and going out and finding the buyers and not just sitting back and waiting for a buyer.  PROACTIVE marketing is what will sell your home.   Dont fall for the 3 Ps that many agents implement as a marketing strategy; Put a sign in yard, Put in MLS and Pray that it sells.   
In summary, Location is important but PRICE is the key.  Maybe we shoudl say Price, Price, Price depending on the location Cool

You MUST try the Fish Net Restaurant in Lynn Haven Florida

We had the pleasure of trying the Fish Net Restaurant for the first time last night and I am a FAN!

The Fish Net is located north on HWY 77, past 390 at 1307 Ohio Ave in Lynn Haven FL

The atmosphere is a small town diner type feel with a fairly large dining room with a few TVs to watch the local news or a baseball game.  Service is very friendly and the servers know the menu well.  The food is just good ole southern food and the lunch specials are items like meatloaf with greens, grits, mashed potatoes or other yummy sides. A burger, fries and a drink costs only $6.99.    The server informed us that they will soon have oysters prepared many ways.

The dish that I had and HIGHLYrecommend is the Red Fish with red beans and rice.  I had my red fish served blackened and it was amazing.   Normally I would take a picture of it but I tore into this HUGE filet of amazingness right away. The red beans and rice took me to a magical place with visions of my favorite city New Orleans dancing in my head.  My wife also had Redfish served with a delicious mango salsa, cheese grits and red potatoes.

Everything is prepared fresh, including the key lime pie and the chocolate chip pecan pie, both to DIE FOR!!!!

Selling your home after Labor Day in Panama City Florida

I get alot of questions about when to sell a home in Panama City, Florida.  Many homeowners have heard after Labor Day is not a good time to sell, many hear that the best time to sell is during spring and summer months.   The answer to that question is actually pretty easy.  The best time to sell is when others are buying.  Sounds silly but it is just as true in the real estate market as it is in any market, whether it is the classic car market or the stock market.

Selling your home after Labor Day is not very difficult.   Knowing the market, understanding the cyclical nature of sales but also understanding why buyers are purchasing are very important.  These are the things that your real estate agent should be discussing with you.

In 2013, the average number of sales for May-Aug was 383 per month.   The average number for Sept -Dec was 349 sales per month.  Not a big difference there.  

The natural cycle of residential real estate is driven by life events for buyers typically.  Buyers will purchase because they are first timers, just married, need a larger house for a growing family, need a smaller house for empty nesters, need to move to a better school district, or they have been relocated due to work, just to name a few.  Typically buyers tend to buy and move when their schedule allows. If they have kids, sometimes the summer time is better to move, especially when it involves a school change.  

In Panama City and Panama City Beach there are two markets, long term residences and second home/investment market. These markets are completely different. Tyndall Air Force Base activity has a profound affect on the long term market and the Worlds Most Beautiful Beaches have an affect on the second home market.  Long term residents tend to purchase in their desired neighborhoods and school districts and we see constant change from Military Relocations or PCS activity.   The beach market tends to fluxuate on where the best investments are in condos and vacation homes and is effected by natural events such as hurricanes and the recent oil spill and has a direct effect on the tourist market.  The beach market has what is known as the hot 100 days, the time that most tourists are here.   Either market still will sell after Labor Day

Here are a few tips to sell your home after Labor Day

  • Price it for the current market, concentrate on the price and make sure that your home is priced at or below the competition
  • Curb Appeal.  Most grass will go dormant in the fall and landscaping does not always look great.  Put down fresh pine straw and make sure the weeds are not growing in your dormant grass.  Make your home as appealing from the curb as you can
  • Know your numbers and know why buyers are buying and try to appeal to their relocation or purchase needs.
  • MAKE YOUR HOME READY TO SHOW ON A MOMENTS NOTICE.  This may seem like a no brainer but many times sellers try to work around their own schedule instead of working around the buyers schedule

It is that time of the year again, kids are heading back to school, buses will be on the road and the traffic will be high at peak times before and after school.

Time to Rev up those HOGS and ride on down to Historic Downtown Panama City for a night of music, food, drink and comaraderie.   Tonight, Aug 14 OR the second Thursday of every month, the downtown streets are shut down for the local motorcycle scene.  Some  of the cleanest, shiniest and loudest motorcycles will gather for good food, drink and music on Historic Harrison Ave.


Everyone is welcome, owning a bike is not mandatory!  Stop in and have dinner at one of the local restaurants or have a drink at a local watering hole.

Only requirement is a good attitude!

How to write a winning bid in a tight housing market

The local market in Panama City and the Beaches area has rebounded after hitting the bottom in late 2011.  Since then inventory numbers are lower and sales have increased.   This has caused a "bidding war" for the good properties.   When good properties, priced right and in great condition, are put on the market, they typically will have mutliple buyers making offers.   This can lead to great disappointment for the buyer who did not get their offer accepted but it leads to great elation for the winning buyer.  

Making winning offers in a tight market is not difficult, rather it can take a simple mindset change.   Back in 2007-2011, inventory numbers were high and sellers had to make alot of concesssions to sell their homes.  Fast forward to 2014, the inventory of good available homes is low which means sellers now have more control and have more options and they do not need to make concessions.  Buyers need to make strategic offers to make their offer stand out above the rest.  Making low ball offers or asking for the seller to provide closing cost assistance and sending offers without already having a fully approved loan ready can lead to a losing situation for a buyer.

Here are a few tips on how to get your offer accepted



  1. Get a full loan approval from a reputable lender.  The Payne Group loves to work with Movement Mortgage. Having a full approval over a pre qualification or even a pre approval means that you have already been thru rigorous underwriting process and now essentially have cash to spend.
  2. Know what you want, spend time upfront consulting with your agent BEFORE ever looking at any homes. Narrow down your choices and be ready to MOVE FAST to make an offer.
  3. Make strong offers. Many times you need to make an offer at or above list price.  This is where a changing of mindset comes in. Smart buyers know that they need to make their offer very attractive.  Losing buyers still have the mindset that the seller will negotiate
  4. Keep seller concessions to a minimum.  Do not ask the seller to pay the buyers expenses.  This worked in the down market but rarely works in the improving markets.  Sellers do not need to pay buyers expenses to sell their homes now.
  5. Be creative with terms.  Keep requests from seller to a minimum or do not ask for any seller contributions.   Making contracts AS-IS and getting inspections completed quickly also help.  
  6. Pay Cash and close fast.  When possible always pay cash and close fast.  This is especially true when buying a bank Foreclosure or buying a vacant home. CASH IS KING!
